It’s always gratifying when we take a chance on a less experienced client and they knock it out of the park. Our first loan with this client about two years ago worked out perfectly, so we were excited to finance her second project as well. We’re happy to share, same result.

Persistence pays off! We first met this new client about three years ago when he was beginning his real estate journey. He found ways to use conventional financing for his first two deals, and we stayed in touch along the way.

Last week he refinanced into a long-term loan with an appraised value of $1.25 million! Our loan of $525,000 enabled him to add another cash flowing property to his portfolio.

Last year, we provided a $415,000 loan to help this father-daughter duo purchase and renovate this single family home. After a beautiful renovation of about $100,000, which included finishing the basement and attic, the property appraised for $660,000!

We went “round trip” on this one.

We first provided an acquisition/renovation loan when the property was acquired and now that the renovation is completed and tenant occupied, last week we closed on a 30-year DSCR loan.

The borrower wanted to stay low leverage against the value of $280,000 so our loan of $154,000 enabled him to pay off our initial loan and put a few dollars in his pocket. At a rate of just 7.6% it cash flows nicely.

This home was purchased in August 2023 for $650,000. They did a gut renovation to the tune of almost $200,000 and closed in mid December – just 4 months later! At a sale price of $1,150,000 (above asking), that’s what you call a big profit in a short timeframe.

Our loan of $660,000 helped make this deal possible, and now they’re kicking off the New Year with another purchase.

Active investors need to have cash on hand to buy properties, and DSCR loans are a great option.

This two-family property is worth $850,000 and had NO mortgage on it. That’s a lot of equity to have tied up when you are actively buying more properties. We could have provided this seasoned investor a loan of $595,000, but he decided $500,000 was enough. At a rate of 7.8%, the property still cashflows handsomely.

This is our first deal with this investor, but certainly not the last.
